How to Handle Multiple Offers in Marion, MA's Market

Hands at a desk with financial graphs and a calculator

For sellers: price is not the only variable

I am Susan Gorden Ryan, and when a Marion listing draws multiple offers, the highest number is not automatically the best offer. Financing strength, contingencies, proposed closing date, and the buyer's actual likelihood of closing without drama all matter. A clean offer a few thousand dollars lower can be the safer choice than a higher one carrying more risk.

For buyers: what actually moves the needle

A strong pre-approval, a clean set of contingencies, a closing date that fits the seller's stated timeline, and a response deadline that respects the seller's process all matter more than people expect. An escalation clause can help, but only if it is structured clearly enough that the seller's agent can actually present it without confusion.

What I do differently in a multiple-offer situation

Whichever side I represent, I make sure the other side's agent has everything they need to present the offer clearly and on time. A confusing or incomplete offer gets passed over even when its terms are strong, simply because nobody could evaluate it properly against the others in time.
